      <image:title>Projects 1 - SOCIAL SECURITY ADMINISTRATION</image:title>
      <image:caption>Los Angeles, California. 2008 Located in Boyle Heights, a district of Los Angeles, the two story office building serves as the district office of the Social Security Administration. Designed in the 36 feet high limit area, the building houses a total of 15,000 square feet of office space over a semi-subterranean floor for parking.  The ground floor contains waiting areas, client service counters, and interview rooms, while the upper floor houses the offices and conference rooms.  The architecture is expressed with painted precision masonry blocks and the front entry is accentuated with an inter-lapping metal panel. Bullet resistant frames and glazing are used to address the government's security concerns.  Two cantilevered canopies identity the main entry along Soto Street.</image:caption>

      <image:title>Projects 1 - Church of Christ - Eagle Rock</image:title>
      <image:caption>San Diego, CA. 2005 Built to serve the growing congregation of San Diego, the church of Christ was patterned along the same design as the Church of Christ in Montclair.  Located in a planned park on the southeastern part of San Diego, the church poses as a serene accent to the natural surroundings.   The main interior elements, the sanctuary (with a seating capacity of 300) and the social hall are separated by a series of movable partitions that, when joined, together serves as one assembly area with a seating capacity of 750.  The church also has a baptistery with a heated pool.  Administrative and other office accommodations are located on the mezzanine level.     </image:caption>

      <image:title>Projects 1 - CHURCH FACILITY</image:title>
      <image:caption>CHURCH FACILITY Oceanside, California. 2006 This 900 seat capacity auditorium  with administration offices and classroom was built on a hillside withing a protected and natural habitat.  The elliptical shaped auditorium with a balcony is designed and equipped for televised Sunday services. The building structure which has a floor area of 25,000 square feet is accentuated by is sweeping curtain wall facade facing an open wide view of the northern side of Oceanside.  Careful consideration was made in planning no only to protect the natural habitat but also to make the structure blend in with the natural babitat but also to make the structure blend in with the natural surroundings.  The building is carefully located to respect the natural contours and ridges of the site.   </image:caption>

      <image:caption>Los Angeles, CA.  1998     This row of 10 three-level single-family houses is built on a steep uphill slope.  Located in an area where multiple housings are predominant structures, their simple form adds a striking addition to the Griffith Park area.  The project is designed to be compatible with the neighborhood and complement the existing development.  Each individual unit measures from 1,200 square feet to 1,600 square feet with two or three bedrooms.     </image:caption>

      <image:caption>Montclair, CA. 2003 Located in a mixed residential, commercial, and industrial district of Montclair, the Church of Christ was designed consistent with the Church's identifiable architectural character and very ornate facades.  The main interior elements, the sanctuary with a seating capacity of 300, and the social hall are separated by a series of movable partitions, when joined together, serves as one assembly area with a seating capacity of 750.   The church also has a baptistery with a heated pool. It also houses administrative and other office functions in the mezzanine level.</image:caption>

      <image:caption>Makati, Philippines. 2000     The client’s requirement was for a building that made a statement while integrating a large portion of their office headquarters.  Located in the middle of the business district in Makati, the building is surrounded by new high rise development.  Carefully selected materials with the incorporation of modern technological systems make this building a modern office.  Clad in aluminum panels, granite and tinted low-e glazing, this building makes a design statement.   </image:caption>

      <image:title>Projects 2 - Private Residence - La Mesa</image:title>
      <image:caption>La Mesa, CA. 2010 Located in the city of La Mesa, the 6,000 square feet four-bedroom residence has a sweeping view overlooking downtown San Diego.  To fully take advantage of the view on the street side of the house, large glazed openings are used at the façade.  The brick paved driveway entry terminates with a circular rotunda in front of the four-car garage.  The view deck in front of the house includes a pool that overflows to a well below to create a waterfall effect.  Surrounded by landscape, the outdoor areas were enhanced to promote outdoor activities and relaxation in a private setting.    </image:caption>
